Ranges are wide because condition drives price more than size does. A room that's been maintained and needs a wash down and two coats is at the bottom of the range. The same room with woodchip to strip, filling throughout and a dark colour to cover is at the top.

What Burnley's housing stock does to the price

This isn't the same job everywhere in the country, and there are three things about local properties that change the numbers.

Stone terraces and solid walls

Large parts of Burnley, Padiham, Brierfield and Harle Syke are pre-1919 stone or brick terraces with solid walls and no cavity. Two consequences follow. First, external walls run colder, which means condensation and mould turn up in corners and behind furniture far more often than in cavity-wall properties — and that needs treating properly rather than painting over. Second, the plaster is often original and has usually been patched several times, so surfaces need more preparation before they'll take a flat finish.

High ceilings in the older stock

A lot of Victorian and Edwardian terraces round here have ceilings at 2.7m to 2.9m rather than the modern 2.4m. That's roughly 15–20% more wall area per room, plus the extra time of working off a hop-up or tower. It's a real cost, and any quote that ignores it is a quote that's going to change halfway through.

Original features worth keeping

Picture rails, deep skirtings, panelled doors and original cornice are common and worth preserving. They also take considerably longer to paint properly than a flush modern door and a 100mm skirting. A panelled door done properly — cleaned, filled, sanded, primed where bare, two coats — is 45 minutes to an hour. There are usually eight or nine of them in a three-bed terrace.

What should be in the price

A quote that doesn't mention preparation is a quote for painting over problems. Ours specifies all of the following, and yours should too:

Skirting and architrave masked with floors protected before painting begins
Masked, sheeted and protected before a brush is lifted — this is chargeable time, and it is worth paying for

What tends to add cost

Woodchip or heavy relief paper. Stripping it is slow, wet and messy, and what's underneath is frequently poor. Budget £120–£220 per room for stripping, plus whatever the plaster underneath needs.

Dark to light colour changes. Going from a deep colour to white or magnolia is three coats, sometimes four, or two coats over a tinted primer. Either way, more than two.

Damp or mould. It has to be treated at source before decorating, or it's back within a year. Painting over black mould with standard emulsion is a job you'll be paying for twice.

Ceilings with nicotine or water staining. Needs a stain-blocking primer, otherwise it bleeds through emulsion no matter how many coats go on.

Artex. Either skimmed over or overboarded. Anything pre-1985 should be tested for asbestos before it's disturbed — that's not optional and it's not scaremongering.

How much does a painter and decorator charge per day in Burnley?

Either. We can supply at trade prices, which usually works out similar to retail after the discount, or you can buy your own if you've a specific colour in mind. If you supply it, buy slightly more than the calculator suggests — running out mid-wall on a colour that then can't be matched exactly is a genuine problem.

Are you insured?
